In current UNI price thats roughly 80% APY for staking UNI.

You're given fees percentage of the first and biggest decentralized exchange. Maybe now you are beginning to understand the implications of this.

To answer the price question, let me add that the staked tokens are removed from the traded circulating supply dramatically reducing the supply/demand ratio.
