I'm working on stuff to generate passive income, but it's taking forever because life keeps fucking me over, and my wagie job is killing me by inches. I made more this year than I ever have in any previous year and it's still not enough.

Family's no help - they're boomers. They bought a fourth rental property last year, but God forbid they should help me by buying a property and letting me rent it from them until I can afford an FHA loan to buy it from them.

I don't eat out, I don't go to bars, I don't indulge my interests/hobbies, and I funnel almost every penny I can into the stock market, PMs, and crypto.

yeah i've thought about this. how do people making low wages afford a house? unironically i think you have to get your rental payments as close to zero as possible.

also, what are you using to determine whether you can "afford" an fha loan? almost everyone should be able to by a house. try applying and you might be surprised.

Get some friends, buy a place with them. If you don't have friends that want this, time for you to find some. Overall its a pretty good deal, if you want out, sell your share of the house to the rest at market price. If your the last man standing in it, then you can sell a house at market value and buy a cheaper one for yourself, cashing out the gains from the housing market. Either way you escape the rent jew, and if your smart can get you friends to do most of the maintenance.
