>two homes (one hot weather and one cold weather, or one urban and one rural) that are $1M each.
>assume two 30 year mortgages at 3% interest. >monthly payments + interest are $4.6K each, for two houses lets round off to $10K/ month = $120k/year
>assume a property tax rate of 1.5% = $30K year
>Assume 5k/year each in home-owners insurance utilities, maintenance, etc.
>$160K/year to own the two million-dollar homes
> Assume $40K a year in food, private health insurance, traveling, frivolous purchases
>Add significantly more if you have kids

That adds up to a minimum of $200K a year.

Assume 2% of any investment is lost to inflation. That means principal * (yield - 0.02) = 200,000. Let's assume in an average year your yields are 5%. That means 3% of your principal needs to be $200,000. You would need 6.6M in the market to achieve this.

>> No.22139422

>>22139309

I forgot taxes. You'd actually need $250K/year assuming you are paying long term capital gains 20% tax. That means you would need 8.3M.

5% a year is pretty shitty yield but probably averages out for a couple recessions.

>> No.22139707

>>22135779

>> No.22139846

>>22139309

The more I think about this, taking out two mortgages is retard tier. Even owning two homes is dumb. Who wants to maintain two homes? You are better off renting a vacation home.

Buying a $1M home outright means your yearly property expenses are only $15K/year taxes + maintenance so let's say $20K/year. If you are married and manage to spend less than $60K/year on top of that, you can pay 0 taxes on your long term gains.

>80K/year withdrawal
>5% yield - 2% inflation
>2.6M for passive income + 1M for the home = 3.6M

You can go over $80K a year but you will lose 15% to taxes. Might be worth it since standard of living $80K/year vs $488K year seems pretty massive.

All this is assuming you are married btw.

1 million is the base goal, 2.5 million is the stretch goal for me
Where I stop and settle down into wealth preservation will depend on the practicality of getting to either one of these figures

I only tend to assume you can get about 3-4% max above inflation (2-3% per year)
If you can miraculously get something like a CD for 6% per year, then that nets you
~$40,000/year passive income at 1 mil
And ~$100,000/year at 2.5 mil

When you can accumulate wealth like that just from interest I don't see much reason to try and risk capital to get above 2.5 mil

Right now 50k and I can buy a new car, retire for a year with rent, food, insurance, phone all paid for a year. Plus I will have 10k to invest still with two new Siberian husky puppies. 50k. Doesn't sound like a lot the more I put it into words for a year of complete freedom.
In that 1 year I can focus in my free time on trading more crypto. Idk why people dont figure out how long they can retire in the short term.Even if you only retire for 1-10 years you will have so much time and freedom with low worries that you can just make money in your free time as a hobby.
For example for me to retire for 10 years with a paid off nice 450k house, food and bills all paid for for 10 years... I would only need 800k.
800k for 10 years of freedom. Do you know how much money I could make within that 10 years if I dont have to worry about food, survival or Bill's?

Think about short term retirement people. I am convinced it is the way. Wagecucking for any amount of time for any amount of money is cucked unless you love your job whole heartedly.

1 mil after taxes for me.
Buy 3 houses live in one, rent out the other two. I'm frugal as fuck so it'll easily be enough to live off especially without having to pay for rent myself.

I think you need around 15-20 million to be taken seriously nowadays. Any boomer can get <5 mil with their 401k and the state of the nasdaq, and 10mm is like the new "poorest rich person that exists". 20mm+ and you're starting to move weight, can get into places etc

If you want to hermit and /k/ it in the woods somewhere, that's totally respectable and you can do it for cheap, but in terms of being given the time of day in a major city, 20mm minimum bros

It's really a serious problem. With billions+, you can provide for all your friends and families completely, making them never have to work again, with the blink of an eye. And that really says something about their value and worth? And they won't take it, as a pride thing, and you won't give it, as a dignity thing, and then everyone is unhappy in every scenario

Traditional retirement plan target is something like 2.5m by the time I retire if all goes according to the normal plan, that's wageslaving until I'm 65 or 70 though. Any cryptoshit that can jump me close to that number will be good. If I suddenly got a million dollars I'd keep wageslaving for a while to build up my stack more. Once I have a couple mil I'd retire from my boring job and start doing random jobs I like: computer stuff that's interesting, building art projects and engines. Still would try to make money off of things, livestream hobby work, etc. Just knowing I could stop working at any time or do work that pays very little but is fun and fulfilling would be comfy. If you stop working you die, making it for me is doing the kind of work I want to do, not the kind that pays the most.

I should clarify that shitposting on 4chan has been how I've spent half of my life, through high school > college > career and that isn't going to change in any context. My job is high paying and yet slow enough that I can sit here wasting time all day, it's just so boring. It would honestly be more fun to be a part-time mechanic or something but the pay is terrible.
