Not sure how it works over in bongland, but in the US it differs from state to state and depending on the city itself. Since the 07/08 subprime mortgage collapse, banks have to be a lot more careful when it comes to evicting tenants, slowing the moveout process. If you're in a major city though, it's infinitely slower and painful with all the red tape involved. General rule of thumb though is the more left the city is, the more difficult the eviction process.

My ex's aunt bought a rowhome in DC and was planning on renting out a 2 bed, 2 bath basement apt with its own private entrance until she read up on the renting rules. The laws were heavily stacked in the renters' favor and evicting someone would take months. Apparently you can get away with only paying 10% of the contract rent without breaking the lease and if it did get to a point where you could legally evict them, it would take months before you could use police force to get them off the premises. Which even then, there were strict rules they'd have to follow. She ultimately decided to just put it up on Airbnb, making less money overall, but still the better alternative knowing your payments were guaranteed and she wouldn't have to deal with any deadbeats who refused to pay rent and decided to squat.
