In its first 20 years post ww2, levittown was a white only model community. Nearly every house hosted a white family with 3-12 kids. Civil rights act and abandoment of the gold standard ruined places like levittown, where lowlifes were able to move in/stick around and the economic base such as the steel plant shut down. My dad walked out of highschool in 1968, right into the steel plant and got a job paying $7/hour. Again, in 1968, as an 18 year old. How much opportunity is there for an 18yo white boy to walk out of highschool and make the equivalent, about $50/hr today? And thats going by government CPI, which is purposely underestimated.

In Canada it's definitely a bubble. Government funded chmc insurance has allowed banks to keep offering record low interest rates for mortgages artificially inflating prices. The government is doing it so manicipal governments can collect more tax revenue. If chmc insurance did not exist borrowing rates would increase because the banks wouldn't be insured from loss and they would actually have some due diligence on lending practices instead of throwing money at every poor sob who wants to buy a house.

historically home prices have always equaled 3-4x median salary. When they run far above this (it is more like 8x where I live right now), new generations become permanent rentier classes, they never settle down and never have children. Population slumps, eventually supply begins to so far outstrip demand that housing returns to an affordable level. But at that point your country is so far in decline that affordable housing doesn't really matter anymore. It would be awfully nice if we could figure out a way to deflate property without throwing multiple younger generations under the bus by arresting their life development.

I feel like reappropriating foreign investment in real property would be uncontroversial. Foreigners should not be able to own American property. They park their wealth there and leave the houses empty. It is a form of cold warfare / subterfuge, they're not 'investing' in america, they're eroding its housing base and neutering its young population by proxy.

that's a scarcity bubble formed by zoning laws and foreign investment.

Realistically homes should be valued like used cars. They should only depreciate, because the house is always wearing out. Or at least, the price should have some degree of reliability to it the same as a loaf of bread has. That housing has been allowed to become financialized and turned into a speculative invest is absurd. If the real estate bubble pops we're still fucked. Right now even though houses are expensive, interest rates are rock fucking bottom. What happens in a housing crash like 2008 is that while houses drop in value, it becomes much harder to get approved for a mortgage, and your mortgage rate is going to be much higher. And also houses don't even crash as much as they should because banks do things like withhold their foreclosure properties and refuse to put them all on the market in order to keep supply limited. Boomers will also do the same thing, refusing to ever drop the price down to a realistic value even during a crash, because "muh investment"

> If this is all inflation, then the CPI figures of 1.5% inflation are the fakest most overcooked numbers in the history of all statistics.
It is. CPI is a completely bullshit measure of inflation that they purposefully use to prevent it from seeming as bad as it is. What they do is only look at trivial bullshit that has decreasing production costs due to technological advances and economies of scale. Consumer tech, food, etc. They don't count things like rent/housing even though these are the biggest purchases people make in their lives and what the majority of their paychecks go toward each month.

Real estate prices in the western world will NEVER go down substantially. Expensive real estate prices are KEY to limiting social mobility and thus controlling the population. It's worse than looking at trivial bullshit. They will actually weight things based on Moore's Law. Like if your computer is 10% faster for the same price, inflation is -10% on that.

Then there's the BS where if people start buying apples because oranges are too expensive, they will literally compare the price of apples to oranges and say that fruit now costs less for families, therefore the price of fruit is deflating. The baskets are more mutable than you're even letting on. Eventually people are eating cat food (meat), and so long as the price of rice and beans are stable, there has been no food inflation. Residential evictions/foreclosures begin next week. There's such a massive backlog, you'll be seeing the relevant courts responding to this bullshit for over a year. It's not gonna pop due to sheer numbers and bottlenecks, but it will trickle down to 2010 numbers.

The short of it is: there is less income/savings/revenue than previously. Therefore, housing prices will decrease relative to previously. Even big players like blackstone or reits aren't gonna be touching the vast majority of foreclosures. Unemployment numbers are worse than 2009-2010, and that occurred over a couple years rather than a few months.

Ban corporations from owning residential properties. Only humans need residences, so only humans should own them.
Ban foreign ownership of residential properties. Only citizens are allowed to own residential land.
Use government affordable housing programs to soak up the flood of previously commercial rentals so that these rent prices can be legislated.
Ban private rental of property and AirBNB. Residential properties shouldn't be rental income properties.

Industrial and commercial property remains a free-for-all. Foreigners and corporations can profit all they want on land that is intended for production.

Voila, the market is now flooded with residential properties at affordable prices, and rentals from the government are priced relative to minimum wage laws.

Nick Fuentes unironically is that person, he has a comprehensive worldview and an understanding of the problems.
It's never going to be as simple someone rising up to lead everyone and then every white person comes together and works on a solution. That's just never going to happen. If it was going to happen it would have happened already in the last 50 years ago when people were less pozzed. We see what happens when people try, they get branded a hate group and their lives are destroyed.

What we need is institutional support, and that's something that will take years or decades to achieve. It takes a long time for people to work their way into positions of power, and they can't do that if they're doxxed and their lives are destroyed because they publicly aligned themselves with a scary sounding group or went to a protest.

>>21992823
Most people are literal mental cattle, they need something to herd them. The church fills that hole and gives every retard a basis in morality that's not cucked. Without it we see that people fill that void with something else like progressivism. You'd have to be low iq to dismiss all the good that it accomplishes. Just because it has been continually been subverted in recent history to the point where a lot of it is counterproductive doesn't make it worthless, it just needs to be brought back on track, just like the western world.
But again, we need institutional support to make that happen, and that takes time.

I can't believe I'm in a /biz/ thread and the majority of anons don't think real estate is in a bubble. For one, this depressed economy has people hurting to pay bills bur unable to get HELOC because even banks know it is a bubble and think equity is overvalued. Secondly, those broke homeowners are forced to sell to cover debts, which eventually results in a buyer's market driving prices down significantly. Thirdly, high unemployment results in fewer people able to qualify for net new mortgages. If you have any doubts, just look at Miami right now. The bubble already burst there and the chain reaction is coming to a neighborhood near you soon.

the term you're looking for is a hedge. Index funds/ETFs like the S&P 500 are great bets, because even if they dip they will go back up, and if they don't and crash and burn there are a loooooot bigger problems than your financial situation. precious metal is fucking worthless if SHTF, you need shit like food and shelter then, because if people can't find food nobody is going to want to trade their cans of beans for even 10-20 gold bars, the fuck they gonna do with that?
