Here in the UK, we have a similar shooting of market prices since 09 to ridiculous levels.

It now costs 8 years of saving every single £ before tax on a 25k salary (GBP) to get a starter home. the Avg starter home costs 245k GBP not including stamp duty etc here.

I would compare VNQ (vanguard real estate investment trust), AMH (American Homes 4 Rent), or REZ (residential RE) to SPY (sp500 etf). Granted, there are surely private companies/people that do far better, but they would be either an anomoly or far better at making decisions (similar to how hedge funds tend to do worse vs SPY).

anyways i'm not gonna do the math but it looks like real estate is worse (have to consider div yields too). If you want to invest in real estate, safer to invest in REIT. If you're a high risk high reward kinda guy, you're prolly better off with crypto or options.

I think the reason people think RE is so great is they don't compare it to the stock market. Or, perhaps they hear from a few people who did quite a bit above average performance. I'd reckon the rental market is a bit deflated due to all the people who think it's a great investment without doing even minimal research about opportunity costs. From my experience many people are skeptical of stocks, and so they espouse the wonders of RE investing.
