It looks like it really wouldn't work in Europe because they're bringing all the countries into one system called ETIAS (European Travel Information and Authorisation System) and you have to apply online before you get there. i've been watching REI.UN, NXR.UN, and maybe SOT.UN. I picked RioCan in the end since these REITs all move together anyways, and i may as well pick the big one that has more liquidity. Payout ratio still sustainable based on FFO.Do note that was outperformed by both BPY and HR.UN during the period towards June peak, im guessing because of the differences in leverage (not really sure, didnt bother to look into BPY and HR.UN deeply because i dont want exposure to US real estate).

i don't like CHP.UN since you're basically buying Loblaws stock and it was not oversold as everyone recognized they're going to stay healthy through corona. The market is more hesitant with the rest of commercial real estate, and that's where the gambling upside is if you think the death of retail/office was way overblown. It's not going to go back to pre-corona levels, but I'm betting we will see some nice quick flips regardless towards the Christmas season with little risk.

the question is though, is it going to outperform tech? It definitely hasn't so far.

In some cases, a mortgage might end up being cheaper than the expected rent from a house (especially if it can be rented out as two units).
