Isn't real estate somewhat of a shitty investment when you think about all the upkeep, the overheard, the tenants, etc? You could instead take your money and buy a large btc dip instead and just wait until it goes up.

The financing is unparalleled. If you find the right properties the bank is basically handing you a free pass to use their money to make more money. You have to understand numbers to make it work though, yes maintenance can eat into your ROI, and the up front costs are greatest, but with time they become seriously lucrative investments.

Consider the property I'm in right now, monthly payment is $1200, tenant A pays $900 tenant B pays $1,050 for a total of $1950. Maintenance is about $1500 a year. I'm making a slight profit, but things are kind of tight right now, right?

In 10 years, rents will have risen to more like $2700, the property will have appreciated by 40%, and I will have paid a ton of money into equity using those rents. Still cutting a $1500 monthly profit to boot now. At this point I'm fucking raking. This is the kind of outlook you need to have for your RE investments, everything in investing comes back to long term outlook and patience, that's what pays. With compounding growth you can build a big RE portfolio of profit turning properties that generate big investment returns to boot on the equity you're paying into them. This is the most "straightforward" path to modest wealth, but it still requires work on your part, especially to get it all started. I've had to do a lot of physical labor myself to keep costs at minimum.

Go ahead and chase pumps. Bear in mind I'm not arguing against stocks, you need equity investments as part of a balanced portfolio, but RE is the diligent and patient man's path to generational wealth, not just chasing a jackpot. Doesn't matter where you go, landed wealth got that way from land their great great grandaddy had the foresight to capture.
