The crash will happen first and foremost in cities. Due to the virus cities are already dipping and vacancies rising. Suburbs will be less hurt. Rural areas even lesser.

Who knows. I've been reading that the burbs are being pumped up by everyone fleeing the city. Rural property is already cheap. I hope whenever this moratorium on evictions is over there will be be a glut of supply. I live in a huge tourist area and all the condos here are at like 10% occupancy, so that shit can't last. But they're still as expensive as ever, even if nothing is selling.

Well probably soon if Rona keeps up its pace. This month 30% of mortgage loan holders didn't pay their notes, and there is a huge renters bubble about to burst as well with missed rent.

So it will definitely first be concentrated on A1 desirable cities. New York, LA....
Followed quickly by A2 desirable cities. Austin, Denver, Atlanta, Nashville.

So I assume early 2021.

I live in Vancouver, BC and the housing market has went down severely. Townhouses dropped from 700 -> 670 -> 640 -> 599K in 4 months.
However, I don't anticipate another drop because Covid is already factored in to the prices. Any other drop will have to be another external pressure like BLM domestic violence or unemployment rates.

I had an appointment with a mortgage broker last week. No prices aren't dipping in cities, in fact they are at the same level pre-corona. The mortgage broker doesn't expect prices to dip untill late this year and next year due to people having to sell their houses which causes more supply on the market. However the demand is huge so prices won't dip much. The housing market isn't going to pop just yet.
