A reduction in demand or population due to people moving back to regions and fewer immigrants will pop that bubble.

I, too, believe that the narrative of city housing is dying. Corona has shown us, that skill and knowledge is more unbound to a certain location than ever before. From an objective point of view, living IN a big city is a complete waste of money. To monetize your skills and knowledge, you most certainly do not need to be in a certain area. And come on, what does a big city make worth living in? The higher crime rate? The pollution? The very high cost of living?
I predict that there will be an attenuated form of city-fleeing to the suburbs. Greater, airborne respiratory diseases will become a recurrent event in the future, thusly making a living in a crowded place unattractive.
So why pay 1500$ for a 30 square feet appartment in NY when you can have the same quality of living in a house in the suburbs - with a house that you can call your own when retired. And a place to live that you can call your own is the best prevention for poverty in old age.
