Will take you a while but get into rental properties. You can easily put 40k down on 2 rentals, keep 10k for security. Set up an LLC, incorporate your mortgage under that so you can write it off as a tax expense. You can also write off your km when driving to a property.
Within 5-7 years you’ll have 7-10 mill.

This is the most sane recommendation, imo. Rental properties are a decent way to have a consistent cash flow with relatively little upfront cost (20% downpayment, the other 80% is paid for by the tenants). As long as you're keeping a decent emergency fund for vacancies/maintenance/etc, you can build a few million in assets fairly quicky.
