Worn roof (needs replacing), rotten exterior trim/siding/windows/doors, cracked or sinking foundation, failing septic/sewer system, low water pressure, very old house (old wiring, bad wiring, asbestos, old pipes), no insulation in walls, termite damage... its a long list bro

If you want to buy that house to live in - id say bad idea. Neighborhood looks rough.

If you want to buy it to rent, go for it. Be prepared for maintenance costs.

If it smells. If it is way below market price. Any water damage or foundation cracks.

Always talk to at least 3 neighbors before making an offer. Knock on their door and ask them about the house. So easy to do and no one does it.

I worked for a real estate agency for a while and we offered in a few cases to get them in touch with the neighbours. The owners typically knew a bit about them to begin with so if they were decent we would send them around for a chat and a lot of the time they'd get on well.
