I live and work in Missoula, I can't seem to find a Grand Rapids. You'd be surprised how few agents actually RE invest. Many just sock it away in a Scotttrade mut fund.

Join a local REIA (RE investing assoc.) It's only $100-200/year and cheaper than those "bootcamps" the gurus push. Good agents there. (I'm in the Seattle one).

Also join a landlord club. WA has Rental Housing Assoc. They can recommend a good agent, too.

In Seattle area, apprec. rates are 9-14%. In the mid West, more like 5%. In a depressed (Gary, Ind) area, maybe 3%.

But the rents + apprec make for double-digit returns that are more solid than memcoins and stocks.

+ tax write-offs are better for RE
+ leverage (borrowing to gain the asset) are best with RE

I'm 33. Been paying a mortgage for 8 years. I live in Orange County so it was an expensive condo, have about 200k left to pay it off. I plan on paying off the mortgage in the next 7 years and retiring when I'm 40. My plan is traveling around the world, living in different countries, living in cheap apartments in Greece, Italy, France, Japan, etc., all paying with the passive income I make off renting my place out. I won't be rich, I'll be living in decent studios and 1 bedrooms, but it's a life of freedom and the amount of time I won't have to spend worrying about the daily 9-5 is priceless.

I still invest in crypto each month, on top of that I have equity, and whenever I leave I can rent this place out for passive income for the rest of my life if I choose. I'm 22 just started university and moved out of the house. I'm paying $1000 a month for a converted garage studio with it's own entrance, kitchen, and bathroom. Actually a really good deal for the the bay area. Every other place in the country I would consider living in there is nothing under $1000 a month without roommates
I'm going to go to law school with the intention of practicing in either California or new York eventually. There will never be a situation in my life where I would be able to buy a house before I'm well into my career
