My aunt and uncle were renting a 2 bedroom in a nice Irish/Italian part of the Bronx the early 90s. I think it was like $250 a month. According to what "inflation metrics"? Inflation is a measure of cost increases, not the cause. Cost of things like housing, healthcare, and education have vastly outpaced income growth. But cost of food and entertainment have decreased. Government has increasingly subsidized food and technology provides really cheap entertainment to distract the masses these days.

So it depends how you're measuring inflation. Certainly if you look at housing you are going to measure 10x more inflation than if you measure food. If you are looking at CPI, the government's formula which a lot of cost increases are based on, so its engineering to underestimate inflation. It ignores housing. It also has a bunch of shit in there about adjusting CPU MGhz and RAM amounts to artificially calculate lower inflation than reality.

Whats really happened it really simple. Its just a massive accumulation of wealth by the top richest people, perpetuated by decades of crony capitalism in the US. Technology and food subsidies make things seem not as a bad, but the middle/lower class are the poorest in history today.
