Seems like it. Or at the least, seems like the peak for prices in real terms.

You take a look at all these massive Class A/B apartment/residential REITs taking in a bunch of money underwriting investments at 4.2-4.5% cap rates borrowing money at 4%. Now that's an average cap rate of 4.2-4.5% and that's at 95-97% occupancy. In hot markets, they go as low as 3% cap rates, but the debt is still taken out at 4%. Essentially most of the gains in the past few years have been due to appreciation. REIT holders have done very well.

Well it's a double edged sword. People have seen how living in the city is unsanitary and can lead to massive disease outbreaks. Working from home has gotten huge traction too. So if they are given the option of suburbs vs the big city their choice will be very different than last year.

Now I could be wrong. If we go to negative interest rates that could delay the bubble from popping, and we could see 3% cap rates in Class A real estate nationwide, although I'm sure that is not not sustainable.

Speaking for Europe, its always been overvalued because 2nd home buyers, chinks, arabs and russians have always needed a STORE OF VALUE lulz. This will be a very minor motivator, looks like a clickbait article.
People will still want to live in cities but they will move to cities like Charlotte and Nashville instead of Chicago and Boston as the paradigm shifts and WFH becomes the standard model. The WFH model will become more standardized as companies are realizing that their labor can get the same amount of production done at home as they can at work therefore why pay the overhead for a lease in a big city to attract people? On top of that, why not head quarter in a more tax friendly state since you don't need to be in NYC, Boston, SF, etc.
I can't wait to see all these bitch ass blue states lose their revenue for their gay fucking nigger programs.
