Set up a Realestate business & drop 50 - 55K on a house & that's including relator fees, repairs, & etc. Hold onto the rest while you set up your S-corp & lawyers.

You can take out a mortgage with the bank & just keep paying it off slowly with the rent you charge while holding onto the $50K incase of emergencies with the bank.

A lot goes into the break percentage down of any Realestate property to ensure you're protecting the house from maticance cost, property management, future repairs (like a roof), vacancy, & taxes.

You can generate good passive income, but line up credit before making the purchase & just hire a professional home inspector your first time - a reputable one at that.

A lot of people are going to be selling their house in the next 6 months knowing they can live off of $90 - $120K for 1.5 years living in an apartment with no employment as the economy tanks. That means you will be able to pick up a GOOD house.

Look for quality, the local area's tax rates, local area property values, local area's school district, house's location near schools/stores/police office, the local area's apartment/rental housing rates.
