If you bought to close to the top you may as well average down now. I don't think oil will go negative again but the storage issue benefits tankers greatly. This is an issue that won't go away until the end of June. Also note that while there may be a spike in consumption there will be hell to pay regarding summer driving season. There are 3 classes, commercial, residential & other
Commercial examples: $FR $SPG
Residential examples: $PMT $NRZ
Other example: $IRM

I think the commercial space is screwed, nothing but downside. If you think things will shake out like 2008, stay away from residential mortgages too. REITs make money by leveraging bundles of MBS, and collecting the servicing premiums. They often compete with others in their class for the highest payout ratio/yield to investors when things are running smoothly. This can be anywhere from 5% to 10% in a normal market. But it's a fundamentally risky play in this market. If you can find the 1 REIT in 7 that isn't currently over-leveraged and suspends it's yield this year, the potential upside is 300% stock price with a 35% yield.

tl:dr - If you don't like reading deep into 10k's, stay away from REITs entirely
