Not saying there aren't situations where you may want to rent instead of buy (just moved to a place, work is precarious and might dry up soon, etc) but for the most part people are renting not because they want to but because every boomer owns two investment properties on the side so property supply is basically nil and prices are 2-3x inflated relative to median income versus most of the 20th century.

It is like if I bought all the milk cows in the country and charged $10 a gallon and argued I'm the good guy because people want milk and I'm here to provide. Scammy BS.

But now the supply and demand is no longer artificially gimped by landjews and people can actually afford houses like they used to instead of using them as investment vehicles.

Apartment buildings/complexes are the biggest reason why everything's so expensive. Instead of building a house, they build apartments so there aren't any houses left. Since it's so profitable by sqft, they even build them and earmark them for investors only (no purchase for occupancy allowed) nowadays. Townhouses are fine but apartment buildings are the devil.

Because we have landlords buying up insane amounts of properties and then renting them, there is less property available for people who own 0 homes. Thus the price of owning your own home goes up as each landlord gets more property to rent out to you.

There are virtually no actual lack of land for residential housing, and commercial can absolutely be held in office skyscrapers to save more space for this. Yeah, without an actionable proposition there isn't that much to discuss, but the entire situation at every single level is completely fucked. I don't see how townhouses can't be straight downtown though. Townhouses ultimately are apartment but without as many units per sqft, in exchange for infinitely better standards of life even when they're smaller than the corresponding studio.
If it was possible to completely kill corruption (and you still restrict/cancel renting being a thing), apartments are still OK (you would buy a $1000 apartment or your parents would buy it for you and it would be yours, instead of having to shell out $350k minimum for a studio in a bad neighborhood). The problem with apartment buildings is related to the other aspects mentioned, creating more artificial pressure on supply and such.

Imo, if I could afford 100+ units to rent, I'd rather invest it into the market, possibly even some REITs just for some diverse exposure without actually dealing with shit tenants. Hell, I'd probably make more money too. Only real plus to being a landlord is its probably easier to get leverage to buy property vs trying to lever buys in common stock.
