By a house with as many subdivisions as you can afford (probably a dupelx or quadplex), rent them out, then continually use you equity in the home as collateral to buy new investment rental properties. It wont be quick but if you bought under-market value properties and reinvested back into more real estate you could probably realistically turn 150k in 5mil in 20 years. And thats maybe being a little conservative. Its almost impossible to really lose huge with real estate unless you're a fucking moron and buy a house with foundation problems for 100k over asking or something dumb like that. Generally speaking, at bare minimum you can almost always get back what you put in (as long as you aren't overleveraged and forced into a "sell now" situation, then you could take a hit)

pick three-five you're familiar with and trust, invest your 150k into those. sit back, reinvest that every year into those same stocks for higher dividends rinse and repeat.
