They are liquidating stores. Their earnings are up, but revenue is down. They are shrinking as a company. These kinds of earning bumps are temporary, because you can only sell your stores and make money off them one time. Its not really a buisness anymore, its just a bunch of assets that are being sold. They are just making money, because they are selling their assets.

You also missed the fact that liquidating stores should improve margins as you usually only keep the ones that make the most money. So even if they are slowly dying they should have solid earnings in the next few years.
