Ja komme aus der Stadt, war ein bisschen Glück für mich dabei, da bei der Zwangsversteigerung zwei andere Bieter zu dämlich waren in der Frist die 1/10 des Verkehrswerts vorab als Pfand der Gerichtskasse zu überweisen.
So gab es nur einen Profi und mich der darauf geboten hat und der Profi hat zu mir gesagt, dass er nur bis 24.5 gehen wird und ihm die Buden ansonsten egal sind, also hab ich das auch bekommen.
Ansonsten sind 90% der Zwangsversteigerungen aber uninteressant, momentan bin ich an Garagen dran in der Innenstadt, die sind zwar auch Kernschrott aber die Lage ist top.

Würde die Garagen alle abreißen, es geht eigentlich nur um das Grundstück und weil das so ist wie es ist und die Lage sehr gut ist, werde ich das Objekt nicht bekommen.
Zwangsversteigerungen sind immer interessant, nur leider gibt es zu viele Dödel die auch noch den letzten Schrott kaufen, die meisten Immobilienwertgutachten sind preislich schon realistisch, meine Wohnungen waren für 21.000€ bewertet und ich habe sie für 15% Aufschlag gekauft, wenn die anderen Bieter mitgemacht hätten wäre es wahrscheinlich noch teurer geworden.
Ob es nach Corona besser wird? Meines Erachtens nach eher nicht, die Immobilien bleiben teuer, einzig die in den letzten fünf Jahren übertrieben angezogenen Preise aus Düsseldorf oder dem Süden von Essen werden etwas zurückgehen weil das keiner mehr zahlt.
