Meanwhile, they leverage their existing properties to allow them access to other investments, in the event of a downturn, they have hard assets under their belt they can offer as collateral and scoop up assets when they're on sale.

It is some landlords that give them a bad name by not fulfilling their end of the bargain and ensuring that the house is safe and maintained and overfilling houses.

I used to volunteer for a charity called Citizen's Advice which does a range of advice on consumer issues, debt and housing so I have an understanding of the kind of issues that can affect this.

A lot of the time, the service users had other issues which led to the accruing of rent arrears including but not limited to:

>Mental health- depression, addiction
>Change in circumstances (particularly for people on insecure incomes)
>Financial: assorted debts (which to prioritise) lacking the ability to pay
>Education: one client was functionally illiterate
