Some tenants will be bullied into leaving, but in fact the system is slow enough in every state that it'd be 90 days until anything moves. During the 2008 crisis and on mortgage foreclosures lasted an average of 18 months. No landlord is worried about losing there buildings. They have other cash flow issues, e.g. credit card and auto debt or no savings to replace income.

No bank forcloses on 1 missed payment.

Defer your mortgage payments. Get it set up at the bank.
It’s what I did before all this shit went down just in case my tenants don’t pay.
Another thing, if you have a good contract written up you can always charge their co-signer/guarantor for rent if the tenant decides to fuck you.
Usually their co-signer is a parent or close family and they will give your tenant shit for making them pay for their delinquency.
However, you should be able to work something out with your tenants temporarily if they can’t pay. However make it clear that you won’t be subsidizing their living expenses and if they do not intend to pay rent going forward that you will use their guarantor.
