In all seriousness, mostly just because I have lots of landlords in my family and grew up watching my parents buy, renovate, sell and rent out property my whole childhood. You should work out case-by-case deferrals for people and work out repayment around when their unemployment cheques come in, or defer the rent for 2 months and then split it up over the remainder of their lease. Or you should get a contract written up that reduces their rent to align better with their reduced incomes temporarily. Since as an owner, you are most likely able to qualify for a mortgage deferral (banks dont want to foreclose on your property either, again, they lose shitloads of potential money when they do this), which yes you kind of get raped by interest, but your tenants are paying that interest off and all that happens is now instead of paying your mortgage off in 12 years, you're paying it off 12 years 6 months. woopty fucking doo

How I know all of you are just rp'ing is because no landlord ever wants to evict his or her tenants. Evicting people is expensive. I know for a fact from having seen it first hand that there are ways to work things out amicably, you don't have to be a slumlord.

One example I can think of is my parents had a guy living at one of their properties who was just getting his contracting business going after a divorce/move to a new city, so they let him live there for "free" for 9 months in exchange for renovation work on the house. After the lease was over they sold the house for $35000 more than they paid for it (this was the 90s, they probably got the house for under $100k, so this wasnt a bad return), and the only expense for them was paying the mortgage for a year.

But ya, almost everyone is going to be able to qualify for some sort of income assistance in the coming weeks, I would just hold tight until those come in rather than sticking to strict 1st of the month deadlines.

Well Im Canadian, but Canadian and US laws are pretty similar across the board, most rental contracts here are for a year, with the option of subletting if the tenant wants to move out beforehand. If you move out after 6 months, and find someone to sublet for 6 months, then they need to renegotiate the lease after that period of time.

Most of the laws here protect the tenant (and for good reason, theres a lot of scummy landlords). I'd need to brush up on it, but I think you need to give 2 warnings for late rent payment and then give your tenant a notice of termination for non-payment of rent, in which case they have 14 days to pay in full to cancel the termination notice. IIRC there isn't a strict definition of "consistently paying rent late", but generally I think its more than twice in a 1 year period. If this is the case that notice cant be cancelled, but you need to give people 30 days notice to move out, and apply for an eviction with whatever residential tenancy board you have in your area. It can sometimes take months to force people out though, and with whats happening currently you probably wont be able to find a police department willing to actually execute a forceful eviction.

When someone's been evicted, the first thing they're told when they talk to an advisor/lawyer/residential tenancy board/etc is to stop paying rent and not pay anything, since you can still evict afterwards even with full payment. So you could potentially be looking at 6+ months of having a tenant living in your property not paying any rent without any real option of forceful eviction until this coronavirus thing is over
