the middleman is not necessary, you can get a mortgage and pay off that parts and labor in monthly increments and interest, landlord offers flexibility and convenience service and makes a spread on it (rent - cash flow out) that you pay in addition to the mortgage

This is because charging cheap rent gets you cheap tenants. With higher rents you get people who are statistically better at paying their bills. It costs the same to evict someone who whether they pay 500 or 1000 a month. Your utilities are more reasonably priced because of the ease to shut off service.
