I lived in a building for 7 years with a landlord like this, charged below market rate, I was happy to get the deal so I fixed everything myself. The building sold to a jewish investor, first thing he did was remodel the unit next to mine and put it up for 15% over market rate. It rented, to a trustafarian couple. Surprise, since they are paying above market, they instantly start complaining about literally everything, contractors have to come out once a week to fix things, they call a city inspector, find out all sorts of things are out of compliance, costing the landlord tens of thousands of dollars. He tried to tell me I should pay for some of the fixes in my unit to stay, I called the same inspector back out and ended up getting my unit deemed illegal and now it can't be rented at all years later since it needs a massive structural change.

Landlords are a net drain on society. If interest rates were higher, they'd provide a service for people who don't have the capital to buy a home and people looking for safe passive income could buy bonds.
