Now that a ton of office employees are working from home, do you think companies are gonna realize that they don't need them there even without a pandemic and downsize their offices? If so, what will happen to all those huge office buildings that'll have huge vacancies?

This was bound to happen eventually. A guess of mine is that when remote work becomes the norm 1)the office spaces might be converted into habitable spaces and real estate prices would gradually go down (boomers BTFO) and 2) most white collar workers will get fired and their make-work bullshit jobs will be automated with software (most of it it's not that necessary anyways).

Again, these are trends that will happen slowly and gradually over time, not something that will happen overnight.

The main reason this hasn't happened yet is because of the older generation who is in charge 1) is old fashioned and bad with technology and 2) their middle management jobs are going the first to go away when this happens.

When smart contracts become widespread is when the real white collar wagie holocaust will happen. Lawyers, paper pushers, ... 90% of them will lose their jobs.

When you are a manager you stop working, and your reputation in company is based on your team. Better controled team, means better job you do.
If your employes sit home and do their job perfectly it means you as a manager are waste of money.
No manager ever will agree to that.
They want the biggest team on a site to show how well the control it.

Manager will always want more power, it is their only job.

Won't happen because 75% of the jobs/ people they realized long ago they don't need are female, and in addition to the bad optics in [the current year], there are actual federal laws that prevent you from cutting any dead wood if a protected class will experience a "disparate impact".
