Every normalfag bought a house recently. I mean everyone bought at 2x the normal value.

For reference a small 1 person appartment sells for 250K in the Netherlands. This is easily 30-40 years of wageslaving for them.

Its unironically over for them and Ill be buying houses at 40% discount.

Fucking true, all my normalfag friends bought houses. Literally all of them(the ones in my industry).

All for 1.5x the price.

Brainlet here, why would housing tank, isn’t it a safe haven?

Yes, houses in the midwest or Texas will go down dramatically.

White-hot, fully built out markets like coastal cities will see minor change.

what makes you think any of these normalfags will allow their housing prices to go down? real estate will easily be the most unaffected sector in this downturn.

Housing is as much an investment as shitcoins.

Housing is and has always been tied to the business cycle (which is now going to contract). We've known that equities and credit markets are tied to business cycles but thought real estate wasn't. That's always and has been false but US real estate has been subsidized by the US gov't for decades so no one really realized that. 2008 shattered the belief that real estate is a safe haven. Well since then we now have more renters then owners which hyper ties us to the business cycle. As economic activity comes to a screeching halt there won't be enough productive human beings that generate enough cash to meet the cap rates for all of the multi family/investment properties out there. Well guess what, those investment properties/real estate are all owned by boomers that are levered to the hilt on these assets. Once they see their 401ks in red they'll start selling. Then once people start losing their jobs their rental income also goes away. How are they gonna service the debt on their properties? They won't, time for fire sale on housinng.

population growth is slowing
cheaper and cheaper materials
supply has been increasing because debt getting cheaper relative to salary by socialist central bank has fueled demand
stocks crash, retirement money disappears, employers make cuts/shrink, people can't afford their mortgage, sell house more supply, lower price.
but if the currency loses value faster than the homes do the price goes up.
