Personally I just get a property manager. They take 8% of the rent but they pick out the tenants and check in on the property and if things need to get done they’ll arrange for contractors to get it done.

If you don’t plan on getting a manager one piece of advice i’ll give you is never rent to single mothers or welfare recipients. Single moms will not pay rent and welfare recipients will seriously fuck up your property.

Because when I meet them in person I’ll throw them a quote depending on what I see. If I instantly see undesirable qualities I’ll quote them 50% higher than normal. If not I’ll quote them the normal rate. I also run background checks on everyone before I get them to sign a lease.
