if people get 5% API, isn't $50-$100 inevitable, since the supply isn't multiple billions? don't whales have every incentive to moon the fuck out of this, considering it's only 3x ICO?

Because until now you had ICO which were at best in a grey area.
STO fit in the recent trend giving legal status to fundraising via blockchain. That in itself makes STO a tool which institution can rely on safely.
Second advantage is it allows higher liquidity in traditionally illiquid assets (you can’t buy a share of a house for a share of the rent , same for selling. Think flexible on chain REITs)
