Yes, the main benefit of buying vs renting is that you have a chance to recoup some of the money you put into your monthly housing payment. But there's a whole lot of other factors. You could have also gotten good returns on investing that down payment somewhere else

Ultimately, it's just leverage. It could be good or bad. Historically we've had enough tax and other incentives to make it good in many cases.
I'll just about break even on the house I own when I sell someday. It hasn't been great, but it was cheaper than >$2.5k/mo rent and nicer than paying $750-1k/mo under the table to squat in a Craigslist room.
