I am a Canadian with 90k CAD.

What would you invest in that isn't crypto.

I'm 27 and have my house already half paid off I make extra payments towards it and it's only at 2.6% interest.

I have no other debt.

My plan is to start buying cheap housing for students and profs. Put 25k down on a piece of junk and fix it up.

Move out of your house into a cheap as shit apartment. Rent out house.

Another option is sell house cause real estate is going to tank 20%. Buy gold and wait 1 year to buy 2 more cheap properties when markets correct

I do like the idea of this. But because it's my primary residence it works both as an investment and shelter.

If I sold the house and took the 200k of equity Ive built in it I would then just have to rent a property at 1.5-2k a month.


People have been saying housing will crash every year here for over a decade. Even if it does crash I don't really mind because I don't plan on really ever selling.
