I am buying my first place (usa) .

I found a sweet ass gated community condo, but maintenance is $700 a month (fug).

The house I like has 0 monthly maintenance however it is more expensive to purchase, no gated community and no pool.

Is there some ratio or formula to determine if it is worth it to be paying maintenance costs, or if you should be putting that money elsewhere and investing in the house instead?

Do you like trading the independence and freedom to do what you like for a secure community where people will essentially tell you what you can and cannot do with your place? Get a condo.

Do you like being able to do what you want within legal reason in exchange for having to do everything yourself? Get a house.

Get the house. Condos arejust the worst parts of apartments and houses combined. You can't do shit you want like an apartment but you still have the responsibility of owning it like a house. Maintaining a house isn't as hard as you might think. Also just hire someone to fix something if it breaks instead of a monthly fee

Go for the house.

With a condo you don’t own any land and you are beholden to the condo association. If the busy bodies decide the condo needs to be “updated” then all the sudden your condo fees are $1000/month. The other problem with condo associations is sometimes they go broke. If you are in a townhouse or a house you still own that structure and you just lose to amenities. In a condo if the association is mismanaged you are stuck in a building falling apart around you.
