Excessive housing prices stems from the injustice of being able to own land since it's an inelastic and we all need it. This makes it an investment in which the price is much higher than the utility it provides due to the premium paid for future increasing prices.

If we taxed the full value of land such that nobody could profit off of simply owning it, than the value of houses would be only in it's utility, and of commercial real estate only in the profits from running their business.

The idea is that you can own all improvements on the land, but must pay a tax on the land you use that captures all of it's rent value.

Georgism is much closer to Capitalism than Communism, and land value taxes are much easier to implement and less game-able or prone to corruption than income taxes for example. You can't hide land, and unlike in businesses that produce goods, the value of the land is not created by the owner, but the community and opportunities surrounding it.
