I promised my ex I'd help her get a new place and some training for a new job and living expenses for about a year. I don't want to get into details, but I cheated on her and overall treated her badly enough that I'd say she more than deserves it. This will likely cost me $40k.

I have $43k in loans I took out to buy link under $.40.

I make $5k/mo* after taxes and have personal expenses of $5k/mo, help my ex with $1.5-2k/mo, and pay about $2.1k/mo toward my loans.

*$10k/mo total if you factor in $30k (after taxes) bonuses at the end of every June and December.

I am thinking, for the $1.5-2k/mo of expenses for my ex to live in my studio and eat basically only by ordering food because this apartment is 200sqft and has nowhere to cook... I could just rent her an apartment for a year and I'd come out the same. Give her some extra for living expenses, help her get some kind of training and get on her feet since she's jobless and depressed and has some chronic health problems.

I have $10k in my bank account and 260k link.

Help me figure out how to balance this.

If I sell $23k worth of link, I can pay off most of my loans and free up $1,600/mo that is mostly paying interest.

If I sell 4k link, I should be comfy enough that I can maximize my 401k contributions this year with the all my remaining paychecks. I'll pay 33% total in capital gains, but that will be instead of paying 44% income taxes on the salary I'd otherwise receive, plus my company will give me a 50% bonus to my 401k. I.e., if I contribute all 5 of my remaining $2700(after tax) paychecks, which are about $4.9k pre-tax, I'll easily pump $18k into my 401k and get a matching contribution of +$9k from my employer.

So should I go for it now? Or be patient and wait for link to moon? Or just do some of the above things?

The way I see it, I could spend my link on any of these things today:
- 4k-ish link to let me have $27k in a tax-advantaged account, rather than $13.5k in my checking account.
- 15k-ish link to help my ex move out and let me have my own place (I've been waiting for link to moon since early 2018... And living with my ex and shunning social interaction due to being embarrassed by it... I am going to be thirty and I have wasted both of our late twenties...)
- 8.5k link to give me $1.5k/mo of breathing room from my debts by paying off $23k
- 15k link to entirely eliminate my debts by paying them all off... But if the last loan with $500/mo is tolerable, it seems way smart to keep the link. Honestly, that applies to all my debt.
- 15-30k link to start investing in real estate? If I start buying cheap houses for $12k in down payments each, I could spend a few thousand link per month on down payments and start getting a house every single month. Is it too early to start selling?

I've been living with my ex for more than two years since we broke up. I could wait a couple more months to see if link moons, but I've been telling myself to wait a couple more months and see if link moons soon for the past two years.

So how do I balance this? Are the loans + 401k + real estate a red herring? Should I just focus on helping my ex move out by selling $40k of link and handing it to her, then use the freed up cash flow from not paying her expenses anymore to lay down my loans or should I go nuts and sell 15k for her, 15k for alllllll my loans, 4k for 401k, 15k to start buying houses right now?

Sell 15k to help her move out in the next 2-3 weeks, forget the 401k, just tolerate two more months of loans till December comes and I get $30k to pay those off, rather than paying them off now with 8-15k link and then watching link moon when I could have just paid $2.1k/mo for two more months?
