only thing is owning only one flat and staying in one room would make the profit low if you consider taxes, maintenance etc
but as part of a wider real estate investment project, it should be doable
in here we only have controlled rent in some areas, the rest is offer and demand

i guess you would need at least two or three flat filled with tenant for the project to be economically viable and probably some money already for the banker to trust you and give a go to the loan

i agree the profit margin would be damaged by your presence in the flat, but it's probably an acceptable loss if you own several flats you use for flatsharing and just happen to live in one

it's one of the prefered type of renting along with short duration renting like rbnb and the like
most profitable than a normal renting since you have more tenants paying rent on the flat

only downside is more vacancy (can be a problem if you paying a loan) and degradation since youngster or students can trash the place if you pick them wrong

you can't obviously create serious passive income with one flat, especially if you occupy one of the room, but if you're already a real estate investor and own like three or for, it can be done
