Hey guys,
I'm getting married and about to have a baby.

I have a flexible job (software developer, in many field quite a lot of remote possibilities). My girlfriend has a stable job that allows remote as well (as long as she can fly regularly to European capitals).

With the crisis incoming and all the boomers holding on their properties, is it wise to buy now? Or should I rent (so I can get better opportunities as they arise) and accumulate gold/crypto on the side?

I see two ways of looking at this. Either the next recession is going to happen, and the prices of all assets will fall, or the fed will ruin the dollar keeping the assets high. So if you think former, then rent until prices fall. If the latter, buy now before prices get inflated even more.

if i were you id buy a house with as much land as i can, since you could work remote you would be spending a lot of time with you child, and having a yard is one of the best things for children as they grow up

Word of advice: don’t worry about the market when buying a house. If the market shits itself, what do you care? You want to move? Every house is cheaper. You don’t want to move? Sit on your ass and wait for the market to bounce back. Worried about your monthly mortgage payments? Then that house is too expensive for you.

What’s the extra 10-20 grand you save on a down payment and like $200 a month going to mean ultimately? Nothing. If the market doesn’t crash within the next year and instead continues to grow, anything you might have saved from a recession will NEVER come back to you.

Buy a house because you want to own a house. The real questions you should be asking are:

1) How long will I want to live in this city/town?
2) How long will I be able to live in this specific house?

If you don’t plan on sticking around for long, maybe it’s better to figure out where you want to be first. If you’re looking at a house you’ll grow out of in less than 5 years, maybe you need to find another house.

I bought a house 3 years ago which is now worth 40% more than I paid I’m not really interested in selling at this point as the market I am in is incredibly healthy. I can also tell you my parents, who are actual boomers, will never sell their house. Most boomers like their homes and where they’ve lived for 30+ years and have no intention of leaving. When my parents die, I will keep that house and rent it. The real estate market will continue to constrict because there’s nothing better than not having to wage cuck and having a bunch of wage cucks pay for your lifestyle just by renting a roof to them.

I am actually in the process of buying an apartment in my city right now for renting. I’m hoping to own 5-6 properties within the next 10 years.
