Buy a shitty $500k house with 10% down, use the rest to fix up the place, get it valued, go to the bank with the valuation and refinance on the new equity. Sell or rent the place based on the new increased $.
Rinse and Repeat.

Don't do this until there's another big economic crash like in 2008, then buy real estate

Housing prices have like tripled where I live, buying now is like buying high, just wait for the dip, it's a slow cycle in real estate but things don't rise indefinitely and a contraction is inevitable

Buy an index fund.

But what about the interest rates? Kind of a tradeoff, either wait for a potential collapse and bite the inevitable higher interest rates or buy now and lock in a lower one

That's wild speculation. I'm guessing OP doesn't want to put his 70k at significant risk. He's only asking for a 42% return over 4 years. That's not huge.

>>14525473
Real estate requires a lot of practical work. The stock market is a passive investment.

His best bet is an index fund.

OP here. I already have 50k in index. I don't know how responsible putting the rest in would be safe. There are decades where the S&P lost a lot

Which index?

If it's the S&P 500 index, you could go international. You could also invest in REITs, or Bonds. All of these correlate with the S&P 500, but it would mean a significant amount of diversification.

>There are decades where the S&P lost a lot
No there aren't. There are short time periods where the S&P 500 lost a lot, but no long-term periods. The worst decades were 1929-1939 and 1999-2009, and those were only mildly bad.

If you're uncomfortable with risk, you really shouldn't put 40% of your stock portfolio in two volatile tech stocks.
