So here is my situation :

I'm 28, I live in Europe, I don't work and don't want to, I have 700k in crypto and other investments. I've been living in airbnbs and hotels for the past 2 years because I can't rent an apartment unless I have a job and can't get a loan unless i have a job. I'm tired of it and want a place of my own, but I don't want to withdraw my money from my investments.

So here is my question : Is there a way in Europe to get a loan without a job? Is there a country where I could borrow 500k with 100k as down payment without having to justify my incomes, like they do in the US?

This is due to some stupid socialist laws that prevent home owners from expelling people that don't pay their rent. So you have to surrender all your private life to landlords before they even consider renting to you. If you don't have a permanent job it's not even worth trying. It's really not. Thousands would have enough money for a couple month's rent, and no more. They pay for first and last month, then pay nothing else.

yeah I was/am in a similar situation in the USA not having a real job for 4+ years now and just living off crypto. I've had to ask my parents or my siblings to co-sign all my apartments (even though i could live at these places for 100+years off my current crypto) and definitely cannot get a loan. I went through that whole process and I waited until i had 2 years of tax history from paying capital gains on crypto, but that alone even more years of trading is not going to cut it. I knew my chances were low but i tried anyways. I mean from their perspective it would be incredibly risky to give someone who has 95% of their net worth in crypto and no other income a big loan for a house. you could lose access to funds, not thinking right and gamble them all away, or crypto just doesnt work out. The harsh reality is you either need to wait until you have enough to buy in full upfront, or you need to put some of that money into other assets which the bank will recognize as legitimate and or get a real job that pays regular income.

I'm in Poland and I never heard of problems like that. I know three different people that rent while officially being unemployed.
It's relatively easy to expel people as long as it's not a mother with children though. Due to that it's much easier to rent if you are a male

speaking from experience in Sydney, find a landlord who you can develop good trust with. Agree to pay them in crypto or cash (physical CHF goes a long way).

If you're paying them in cash, and they're showing a property losing money on paper, this usually benefits them for tax purposes.

It also gives you an unspoken bit of leverage - all landlord related laws favour the tenant not them.

I know that Bitcoin is growing faster than I can spend on a long term perspective. I will lock my wealth at $1.5 million. I only need to do x2, so in about a year I'll be good.

This is Europe-Istan. If you want to rent the most landlords want a prove of regular income (net paycheck 3x the rent). If you have 10mil in the bank this doesn't count as income. It's ridiculous. I found somebody who would rent me an apartment if I don't have a job. Basically, the owner wanted to be paid 15 months in advance. The rent was very low compared to my resources, so no problems.

If you have 700k in crypto, though it should be fairly easy for you to buy a home. If you are living from crypto you don't need to be in the city center, so you can go for cheap real estate in the country side.

Also, you could just live in a van. This has the advantage that you could move from country to country to avoid taxation. Typically you need to be in a country somewhere betwen 90 to 180 days before you are required to pay taxes.
