Plus, landlords will also be increasing your rent due to property taxes as well. you're going to be paying utilities in an apartment too. Maintenance is figured into the rent of a rental property as well. You don't think you're actually beating the landlord at his own game, do you?

Historically rent increases by a little more than 30 percent every decade. So if rent is 900 now, then you're going to be paying around $1200/month a month rent in 2029, and about 2000/month 30 years from now for the same property.

You also have to start accounting for shit like property tax rates, which are also variable based on where you are. We understand they are rolled into your mortgage payments, but it doesn't change the bottom line... You need to consider whether or not the opportunity cost lost on dumping a down payment, the rolled mortgage payments, where your PMI is through the rough if you only put down 3.5% or whatever nonsense you said earlier-- plus the property tax in perpetuity. Bundle that all up, and most people are excluded from your magical formula where it's less than rent is.

Now add in closing costs, typical maintenance which you now have to pay for over renting-- where none of that is your responsibility, and you've got yourself a much larger audience being excluded from your magical discovery of just "Buy a houselol".

I believe u use ur first home as a vehicle to live as cheap as you can. My home I live in is a small ass house. My investment properties are nicer. I'm 35, everything is paid for with no mortgages. All because my 1st house was simple and cheap. And yes I work in real estate
