how does one make it on their own, without working for someone else? i want to make it, but not going anywhere right now

cash flow is a problem. i can make downpayments, but making sure there are tenants that can pay the costs will be hard.
in my city renting is cheaper than buying too, so it's harder to invest if you're not already rich

investing in RE is hard in my city. i lack capital (i could probably put a downpayment on 1 condo only), and then charging enough rent to cover mortgage + condo fees + taxes would be difficult given the rent prices in the city

Protip: unless you are very skilled; you do not do this. True skill comes from enjoying what you do, so if your skill is not marketable then you are stuck as a cog in the machine. Start a company.

My grandfather had his own construct company back in the day. My dad has his own construction company. We only have 5 people working for us (including me) and make over $100,000 a month. Sometimes we get individual contracts for $250,000 or more. We specialize in one single product that we install, and 95% of our work is high end commercial offices and tech HQ’s. I’ve been in the boardrooms of every single tech company you can think of
