I can borrow $150k with a 0,9% interest rate (mortgage 1y fixed). I'm thinking about getting a high dividend etf and earn 3-4% in div each year. I'm european btw.

0.9% sounds quite cheap, mate. Is it some goverment bank? Also when you invest your euros in a fond which is in usd you have quite a high risk.

My apartment. Mortgages are very cheap in Denmark. I could get a 3% 30y fixed but I dont think that the interest rates will increase much the next 5 years
