To add to this, I bought some rental property for 100k in 2010 that was getting 1.2k s month in rent. Yes without leverage it was 12% rental yield, not bad, but with a 4% mortgage I was paying 400-500 in mortgage taxes and insurance all in, I could get 25% net rental yield with a mortgage. I could also buy 5 with debt and sit on piles and piles of cash flow. So I opted with the latter. Now they have all doubled in value, my equity has gone up like 5 fold and rent keeps going up. My 100k equity is now worth about 500k and I generate like 3500/month in free cash

If you are rich debt is the way to go because the interest you pay is so low. If you are poor you should avoid debt because interest rates are high. I bought two cars on credit, one at 1.5% on interest and one at 2%, I could get 10% on rental property and 6-8% on good dividend stocks, it makes no sense not to borrow money, it just makes you richer if you are already rich

A positively geared property can be worth it. I have a house where i rent out individual rooms on a short-term basis. Very lucrative, no 'but this is muh HOME' slapfights with entitled long-term renters, most of the people i rent to are genuinely down on their luck and glad to have a decent place to stay until they sort themselves out.
Downside is it requires a lot of input from me to make sure the ratbags behave themselves. I do inspections basically every week and often have to kick people out. Probably 3 or 4 hours a week, way more time investment than the boomer faggots who want a rental property that magically generates more money with no effort

Coke abuse caused her heart to enlarge as it tried to keep up with the demands come put on it. That lead to some weird valve failure where blood would pool up in her heart and had hard time exiting her heart.

Learned about her heart condition, then called me and talked about wanting to start an organization that warned about the dangers of coke. Two weeks later her bf calls to tell me she died.
