Forgot to mention that every month I try to buy a few property tax liens from various counties courthouses/appraisal districts. After you buy them the property owner has to pay you back with interest within a certain period of time or they forfeit the property to you. In some locales the interest rate you're allowed to charge is capped but it can be a good way to pick up properties for next to nothing compared to the property value. In 2009 I got a 4br 2ba house appraised at 210k for $3800 tax lien.

Most importantly- do research on a property before bidding, go see them and get a feel for the areas. Time is money and knowledge is power.
