If you live in an area with good schools and a place people legitimatly want to live the correction will be a 5-20% move and not a -50% like in shitsville. Sure you might buy the top but it's not the end of the world to start establishing yourself in a nice area. Just don't speculate on houses outside of all ammenities those are what get hit the hardest

I took advantage of the last housing slump. Got a 3 bed/1 & 1/2 bath/basement/garage/decent size yard + rear deck house cheap. House backs up to a park/school so no one can build anything behind me. I can walk to the damn park through my backyard. The owners remodeled it, prob spent 10-15k on the tile work alone. Original floors (great condition), gas fireplace. The layout is perfect, no wasted space at all. Just me, wife and 2 cats.

Place was built in the late 60's. But it's been maintained/remodeled over the years. The other houses around it are all the same age and all have been kept up. Built solid as a rock. No nasty surprises lurking underneath as you'd find with a new house.
