serious answer:
create a website + infoproduct and then make videos of yourself providing some info in your area of expertise. then use google ads to drive traffic to your website and your youtube vids. this requires some very minimal investment and time. you can hire people to help you build the site and you can film the vids yourself.

look up smartpassiveincome dot com, that guy is basically dominating in the internet free money game.

don't invest in bullshit like stock market and coins, everything is still inflated as you already know. invest in yourself through selling info about what you are good at (if you're serious and not just LARPing about cre)

this is a real business with low initial investment and no employees required. everything else is saturated, especially selling chink-made shit via amazon FBA.

Once you get your real estate license, how hard is it to get into commercial real estate and start making sales?

I've heard you need to do homes for a year or two, then commercial (at the bottom of the rung) for a year or two before you FINALLY start making real money. And even then to really make it in commercial real estate you have to work your ass off.

Start a business. 60k would be enough to private label merchandise from a supplier in China and sell on Amazon, Ebay, and the like. You'll need money for running ads on Amazon until you get enough reviews/established to be on the front page for your product.
