Theres alot of good buying opportunity in real estate that will not qualify for any mortgage due to the condition unless it's a hard money lender. Then you have another investor to deal with besides yourself. Alot of the best real estate deals are found and done with cash. no loans (unless hard money lender)

i know what my retirement plan is. I don't need a fucking IRA atleast not yet.

my personality is actually a Logician.. i base my decisions off of logic not emotions. IRA account does not sound logical for someone that invest in different markets for a living.
