Hey, well done on saving so much. Firstly, make sure that you are fully invested in yourself (if you need any professional qualifications for example, they are worth spending on.

Secondly, the market now (US equities) is very uncertain, as many people are fearing that the bull run is over. Perhaps consider holding off on shares for a while. Despite that, indices are always great investments if you intend on holding for a long time.

Personally I have shares in Service Now, and Afterpay Touch (though this is an Australian company).

Buy shares in tech companies that plan on growing a lot. Most importantly, buy shares where there is a clear business model that will earn FREE CASH FLOWS!!!!!!!

I get what you're saying but you're pocketing the risk of your real estate becoming worthless
what if the area is invaded by niggers? immigrants? natural disasters? the government seizing your land for bargain bin prices to build a road on it? If you've got a lot of properties these probably aren't an issue, but with 200k how many can you afford? let alone that some countrys are very disadvantageous to renters, where for example tenants can tell you to fuck off without paying for months before you're allowed to evict them.

You're saying it as if renting real estate is easy.
