When I was collecting the rent yesterday I gave my tenants written notice that there would be a rental increase of $50 in three months (this is the legally required amount of time for a rental increase here). I did this because they are all university students who work part time at coffee shops and shit like that, and minimum wage is being increased here by 25 cents.

You just need to be very careful about who you rent to. Credit checks are a good idea although I don't necessarily do this because I deal with a lot of international students. Just use common sense when dealing with a prospective tenant. Landlord references can easily be faked but they aren't a terrible idea either.

We don't really have niggers where I live (a mid sized city in Canada) but we do have indians and welfare bums. I will never rent to them no matter how much money the government pays me. They are crass, they smoke, they fight and cause problems for other tenants, and they simply don't respect your property. If they contact me about renting one of my apartments I just ignore them.

got also 5 places for a total of 24 income and honestly im alway doing a increase of the rental price after one year when they are people i want them to leave or are asking me stuft to much ( curently got a couple with a kids who call me close to each months for ask me stuft to pay or repair ) my trick when i get people like that, im giving them huge raise and just refuse every repair they ask me to do, but just do enough so they cant go legal on me. best people are usualy the one who just pay each months and ask for nothing and shut up.
