Pretty much my whole huge extended Irish American Catholic family has been small-time businessmen and women for as many generations as we can count. Some have made money some have lost money. But the only people in the family I've seen actually keep and grow their money over the long run have been those who put everything in real estate (property for Brits).

I'm talking real estate. Real estate that you own. Not fix and flip, not highly leveraged rent-to-own, but fee simple absolute. You may be able to find something for $27k - you could in my part of the country because it's pretty cheap - but if not, use most of it as a down payment. Fucking FHA will give you 3% down payments on up to $300,000+ loans which should be reasonable anywhere unless you're in SF or something, and you should get the fuck away from there anyway if you want to grow your own money at this stage.

Buy and live in the place yourself if you're renting, or rent it out. Pay down the debt as soon as you can until it's debt free. Then get the 2nd property. Rinse and repeat.

This method is slow but short of winning at the stock market casino it's really the only way to grow your wealth over time that isn't stolen by shylocks.

OP, don't listen to this guy. If you want to learn about how to invest so you don't totally fuck it all up go to jlcollinsnh.com and read the entire stock series. Basically, buy Vanguard index funds and never sell until you retire. Take advantage of any 401k plans and IRAs you have access to in order to reduce your tax liabilities.
